Capital Solutions is authorised and regulated by the Financial
Service Authority and gives advice and recommendations concerning
mortgages and building and contents insurance. This will be confirmed
in writing to you within five working days of you making an application
We use the services of a packager in the administration and underwriting
of your mortgage application, and for dealing with existing lenders,
Trustees in Bankruptcy, insolvency practitioners and their agents.
It is their policy to charge a fee on completion of your mortgage
or loan. This fee will be deducted from the total loan and will
be include in your monthly payment. This amount will be made known
to you in your completion statement. The fee is typically 3% of
the total advance and will generally be no more than a maximum
of 4% of the total advance.
We arrange mortgages from a preferred panel of lenders who, in
the main, provide us with the range of products, which meet with
our client’s requirements.
We act of YOUR behalf, NOT the lenders.
It is important that, while we are in the process of
arranging any mortgage or loan that we are able to complete on
your behalf, you continue to make every effort to maintain any
monthly commitments you already have.
In assessing your application it will be necessary to conduct
a credit search, which will include details about other people
living at your address. By applying to us you give us your authority
to carry such a search. This will be confirmed to you verbally
before any application is taken in order for you to refuse your
authority to carry out a credit search. You understand that, by
refusing to give your consent, we will still act on your behalf
but can only advise based on the information you supply. This
advise may need to be changed should any information come to light
at a later stage that would change the detail of your circumstances.
